This site was sub divided off a larger residential block that had two street frontages.
The form of the building is a direct response to setback and height restrictions as well as sewer and stormwater easements that were imposed on the site through the sub division exercise.
The clients extensive brief has been answered with a design that allows excellent solar access into the building which is controlled by light wells , skylights and glass and steel awnings.
The design also responds to the extensive views of the harbour to the south.
