The Royalist, Mosman

Located above Mosman Bay in Sydney, Australia.

The project involved the subdivision of a single residential lot into three individual Torrens title lots.

Three multi- level homes were built above and below a common basement car park and service level.

Each home has individual lift access and their own private courtyard areas and pool.

Apart from the complexities of the separate titles, the site required contiguous perimeter piling to all boundaries to carry out an extensive excavation as well as underpinning to adjoining neighbouring properties.

External materials included off form concrete, Ritek insulated wall panels with selected paint finishes and a copper clad feature roof. Typical house plans are multi level and included internal side courtyards to improve solar access.
